From the South (via M25)

From London


  1. 1.From the M25, take the A12 exit (junction 28).

  2. 2.Take the northerly exit to the A12 and continue past Chelmsford and Colchester towards Ipswich (51.4 miles). Continue until the A12/A14 Roundabout at Ipswich (this is the first roundabout on the A12)

  3. 3.As you approach Ipswich, at the A12/A14 roundabout, take the third exit, east, onto the A14 towards Felixstowe and A12 North.

  4. 4.Merge onto the A14 and cross the River Orwell (6.5 miles) until signs for A12 North.

  5. 5.Exit A14 and take first exit on the Roundabout towards Woodbridge and the A12 North

  6. 6.Continue on the A12 North and proceed through 5 (Five) Roundabouts (5.9 miles)

  7. 7.At the second Woodbridge roundabout, take the B1079  (first exit of the roundabout) towards Grundisburgh. Continue along B1079 for 2.6 miles.

  8. 8.After passing the Clopton village identification sign, slow to 30 mph and The Old Rectory will be on your left BEFORE the Church (which will be on your right).

  9. 9.Look for a white gate with evergreen trees either side of the drive.

  10. 10.If you pass the Church, you have gone too far.

From the West (via A14)

from Cambridge


  1. 1.Driving from Cambridge, take the A14 towards Newmarket, Bury St Edmonds, Ipswich and Felixstowe.

  2. 2.Drive for approximately 41.9 miles until the A140 Junction.

  3. 3.Take the A140 Junction Exit and take the 1st Exit at the Roundabout onto the A140.

  4. 4.After only 0.4 miles, turn right on to the B1078 towards Needham Market

  5. 5.Continue on the B1078 for approximately 6.6 miles through the villages of Coddenham, Hemingstone and Ashbocking.

  6. 6.Eventually you will come to a T-Junction. Turn Right onto the B1079 towards Woodbridge, Grundisburgh and Clopton.

  7. 7.After 1.6 miles you will enter the village of Clopton and The Old Rectory will be on your right AFTER the Church (which will be on your left).

  8. 8.Look for a white gate with evergreen trees either side of the drive.

  9. 9.If you reach the village sign for Burgh, you have gone too far.
